Is there an exclusive builder for Lan Avon?

No.  Any builder can build in Lan Avon as long as they follow the approved exterior Architectural Specifications.

Can I purchase a vacant lot beside a Lan Avon home?

Yes, vacant lots are for sale for $40,000.

What Utility services are available in Lan Avon?

Public Sewer (L.A.J.S.A)

Public Water (PA American Water)

Natural Gas (UGI)

Electricity (Citizens’ Electric)

Phone/Internet/Cable (Service Electric or Windstream)

Is Lan Avon a private community?

Yes. The HOA is responsible for the maintenance of common areas throughout the community as well as the maintenance of Victoria Lane.

Are fences permitted?

Yes, fences are permitted if approved by Lan Avon’s Architectural Review Committee or originally installed by the Developer during initial construction of a home.  Fences must conform with existing size, color and style throughout the community.

What energy-efficient methods are available?

Efficient walls and ceiling insulation, energy efficient Anderson windows, efficient air ducts for heating and cooling, efficient lighting to include all LED bulbs and ENERGY STAR certified appliances.

Does the HOA require an initial buy-in assessment?

No.  Homeowner dues begin with the first month of ownership within the community.  Dues for a residential unit are $160/month and an undeveloped vacant lot is $80/month.

Is there an area for overflow parking?

Yes, there are two parking lots currently provided by the Developer.
